Pinehurst History

The Highlands was developed in 1986, Beachwood Estates 1977 and Shamrock Pines 1995. In 1975, Del Monte Properties took an interest in acquiring all the land north of the Gearhart Golf Course to Surf Pines. Their intent was to build a major resort including golf in the dunes with no houses on the lower levels. These plans fell through.

In 1994 Richie Schroeder, along with developer Richard Charlton, began development of Pinehurst. It was completed and lots were available for sale by July 1999. The first home was built on Lot #37. The developers built a viewing platform located between lots #14 & #15. This allowed for potential lot owners to see a likely view from a two story home. After all lots were sold the viewing platform was donated to Oregon Parks District and relocated at Sunset Beach Fort to Sea Trail.

The development includes 47 home sites, a security/gatehouse, pool & spa, tennis courts, basketball courts and large open spaces along with a deck walk to the beach. The property has two old wells located on it that could eventually be utilized.

The gatehouse was built in 2001. All home sites were sold 2005 and on January 21, 2006, the developers transferred the Pinehurst Homeowners Assn. over to the lot owners.

The future Pinehurst property was crossed for several years on New Year’s Day by horse riders participating in the “Paper Chase,” sponsored by the Portland Hunt Club. They would start the race at the Gearhart Stables and end at the north end of the property known as “Reed Ranch.” Early in the morning of January first, someone first would put the paper trails throughout the area; there were also false trails that ended after a mile or so. The shredded paper was supplied by the Oregonian. It is believed this tradition ended around the early 1970’s as Del Rey Beach Road was established 1972.
